The Building Maintenance Specialist is responsible for performing daily operation and maintenance functions (heating, cooling, ventilation, electrical, plumbing, etc.) for the building facility, systems, and grounds of Knife River Corporation to provide a safe and comfortable working environment for all employees. Assists with repairs to the mechanical equipment. This is a part-time position between 15-20 hours per week.
Minimum Qualifications:
1. High school equivalency; and
2. Basic knowledge of heating, cooling, ventilation, electrical and plumbing, all phases of boiler operations; experience with commercial a/c units normally acquired through two years' experience working on HVAC equipment or completion of a HVAC technical training course; and possession of a refrigerant handling certification for commercial equipment

Preferred Qualifications
1. Associates degree in applied science with emphasis on heating and air conditioning (HVAC).
Other Requirements
1. Required to maintain a valid driver's license.
2. Must be available to respond to emergency calls after-hours and on weekends.
Duties & Responsibilities
1. Responsible for the daily operation, maintenance and functions (heating, cooling, ventilation, electrical, plumbing, etc.) for the facility, systems and grounds.
2. Request estimates, schedule, and coordinate outside contractors required for maintenance and repairs for the facility. This includes, but is not limited to, all types of trade contractors (general, electrical, mechanical, etc.), custodial, and outside services.
3. Monitors all heating and cooling equipment on a daily basis. Provides information when maintenance, repair or replacement is required for all systems and equipment.
4. Maintains compliance with all building and fire codes and ensures compliance with all required inspections.
5. Maintains safety and protective equipment (i.e., ladders, hoists, personal protective equipment, etc.) and conducts required inspections prior to use.
6. Assists with building rearrangements, remodeling and construction.
7. Performs maintenance and minor repairs on various types of office furniture and other office related equipment.
8. Responds to internal customer requests for assistance to provide them with a safe and comfortable working environment.
9. Performs other tasks and special projects as assigned.
Knowledge, Skills, and Abilities
1. Self-starter; able to work with minimal supervision.
2. Able to prioritize and to provide direction to others such as contractors and vendors.
3. Conduct all tasks in a professional manner while promoting safety and security standards.
4. Demonstrate troubleshooting, mechanical and equipment operation skills.
5. Basic knowledge of Windows, Microsoft applications and ability to use computer-based systems.
6. Excellent interpersonal and communication skills when working with internal and external customers.
